# Bella Vista rental snapshot

**Portals:** Encuentra24 first; then Compreoalquile, Plusvalía, Properstar, PanamaRE / B&B Panamá and Panama Casa. Verify each portal’s Panama rental inventory before collecting. Defer Airbnb, Vrbo and Blueground.

1. **Find the area:** Use the downloaded [Bella Vista boundary](bella-vista.geojson) from [MiAmbiente’s polygon service](https://geoportal.miambiente.gob.pa/server/rest/services/Nodo_Caracteristica_General/MapServer/16). It selects Bella Vista in Panamá district, not its namesake elsewhere; equivalence to Google’s outline is unverified. Use the [Junta Comunal neighborhood guide](https://www.jcbellavista.gob.pa/barrios/) to discover portal filters and aliases: El Cangrejo, Obarrio, Marbella, Campo Alegre, La Cresta, El Carmen and Bella Vista Viejo. Check listing addresses/coordinates against the boundary; retain uncertain matches.
2. **Collect:** Traverse every internal results page across relevant neighborhoods and residential rental categories, including furnished apartments. Split capped searches by price/location. Save filters, timestamps, counts and listing URLs; deduplicate IDs and flag failed pages.
3. **Verify:** Open every listing and save details/photos. Reconcile counts and repeat discovery to catch changing pagination. Report coverage gaps; never claim complete market coverage.
4. **Review, then rerun:** Rank privacy, outlook and furniture; mark missing evidence unknown. Target November 1, 2026, 12+ months, unfurnished only, ideally $600 rent, $1,300 maximum all in. Review this snapshot before repeating collection.

## Criteria

- **Required:** Residential apartment with private kitchen and bathroom, within Bella Vista. No nearby facing windows looking into the apartment; distant taller buildings are acceptable. Prioritize quiet and avoid street noise reflected between buildings.
- **Budget:** Ideally $600 rent, preferably below $1,000; maximum $1,300 per month including utilities, internet and building fees. Unknown costs need confirmation. The default view excludes listings whose known rent plus maintenance exceeds $1,300; remaining listings with unknown utilities are provisional, not confirmed within budget.
- **Timing:** Move as soon as possible, ideally November 1, 2026; lease of at least 12 months.
- **Flexible:** Small apartments are acceptable. Unfurnished only. Furnished and unconfirmed furnishing do not qualify for the default view. Balcony and ocean view are optional. Offices are excluded.
- **Verification:** Photos can support privacy and furniture assessment, but cannot prove quiet. Missing evidence stays unknown. Contact agents directly for window-view video, exact location, total costs and availability.

## Current coverage

The October 12 snapshot is not exhaustive by area: only one saved results page each for Bella Vista apartments, Bella Vista furnished apartments, and El Cangrejo apartments (58 unique adverts). Pagination and individual neighborhood filters remain unexhausted. The full boundary is drawn for reference, not proof of complete inventory coverage.
